    • Residential Property Management

      • Advertise the availability of the property "for rent" and to display for "rent signs"
      • Negotiate leases on terms established by owner.
      • Screen potential tenants as established by company guidelines
      • Execute lease agreements on behalf of owner.
      • Collect rents, fees, and security deposits.
      • Maintain receivables and payables in a Trust account
      • Serve notice to tenant for defaults and/or termination of tenancies.

Duties

Our property managers spend 100% as property managers. Unlike many of our competitors, our property managers do not have the split role as Realtor and property manager. This allows the property manager to be on call 24/7 for owners and tenants needs.

Vacancy

Listing of properties is handled by a professional RE/MAX Realtor. We use all available sources to find qualified tenants including advertisement, open houses, award winning web site, and the RE/MAX network to over 7,500 RE/MAX offices worldwide.

Tenant Screening

At RE/MAX Diamond Realty, we run extensive tenant screening on prospective tenants. We examine carefully every single application and reject automatically those who show an eviction on record. We run credit checks if instructed by the property owner.

Rent Collections

We collect rents and late fees from tenants and will make every effort to ensure that tenants pay in full and on time. In case an eviction becomes necessary, we will represent the owner in court.

Financial Reports

We provide owners with monthly financial reporting to include "Income & Expense" statement and "Property Management" report. We also provide a “Year End” statement for your accounting records.

Maintenance and Repairs

We offer the flexibility of using your choice of professionals or to use our licensed and approved vendors selected for responsiveness, quality of work, and cost efficiency.
